St. Clair Avenue

Client: Tier Construction

Category: Mid-Rise Residential

Status: Feasibility & Concept Design

Number of Buildings: 1

Number of Storeys: 4-8

Developed through feasibility and concept design in collaboration with Tier Construction, the project exploring a measured approach to mid-rise residential infill within an established neighbourhood.

The design considered a 4–8 storey built form, balancing increased density with sensitivity to the surrounding context. A restrained material palette and disciplined rhythm were used to establish continuity along the street while introducing a contemporary expression.

Alongside the design work, the study included a detailed yield analysis to test density, unit mix, and overall viability. This informed broader land assembly strategies, helping to position the site within a larger and more coordinated development framework.

The project reflects a broader interest in incremental, mid-scale housing that contributes thoughtfully to evolving urban conditions.
