A developer approached Marenco Architects after encountering significant challenges advancing this site through the municipal approval process while achieving a financially viable development. Rather than simply redesigning the proposed buildings, we re-evaluated the entire site strategy to understand how architecture, planning, and site design could work together to create a stronger outcome.
The master plan reorganized the development into a complementary mix of a six-storey mid-rise residential building and a series of townhome blocks, creating a more diverse housing community while significantly increasing the number of residences. Through careful site planning, the revised design also generated a surplus of parking, expanded interconnected green space, and established a continuous pedestrian connection to the walkable green belt bordering the north side of the property. These landscape connections were designed to benefit both future residents and the surrounding neighbourhood, strengthening the project's relationship with its broader context.
Beyond improving the architectural character of the community, the redesign fundamentally changed the project's performance. By increasing housing diversity, improving site efficiency, expanding public open space, and optimizing the overall land use strategy, the project demonstrated how thoughtful architectural planning can simultaneously enhance quality of life, support municipal objectives, and improve development potential.
