Located within the established Long Branch neighbourhood of Etobicoke, 38 Thirty Third Street explores how gentle intensification can expand housing choice while preserving the qualities that define mature residential communities. Rather than viewing the property as simply another redevelopment opportunity, the project investigates a new residential typology that bridges the best characteristics of single-family and multi-family living.
The pre-design study began by evaluating the site's planning framework, neighbourhood context, zoning permissions, transit access, and long term redevelopment potential. Located within the City's Neighbourhoods designation and zoned to accommodate a range of low-rise residential forms, the site presented an opportunity to demonstrate how incremental intensification can respond to growing housing demand while respecting the established character of the surrounding community.
The proposed concept transforms a single detached property into a contemporary four-unit residential building that combines the privacy, identity, and neighbourhood engagement traditionally associated with detached homes with the efficiency, shared amenities, and sustainability of multi-unit housing. The design incorporates generous indoor and outdoor amenity spaces, elevator access to support aging in place, landscaped communal areas, and rooftop gathering spaces that encourage everyday interaction while reducing long term maintenance requirements.
Equally important was the relationship between the building and its context. The massing, setbacks, scale, and architectural expression were carefully studied to reinforce the rhythm of the existing streetscape while introducing a contemporary interpretation of neighbourhood living. Rather than competing with its surroundings, the proposal demonstrates how new housing can complement established communities while contributing to their continued evolution.
More than a single development, 38 Thirty Third Street represents a replicable model for neighbourhood scaled urban infill. By introducing gentle density within existing communities, the project illustrates how cities can increase housing choice, support changing demographics, and make more efficient use of existing infrastructure without compromising the character that residents value most.
